Is the Real Estate Market Going to Crash? 2022 Outlook

The median existing-home price in November 2021 was $353,900, up 13.9% from November 2020 ($310,800), according to The National Association of REALTORS , representing 117 straight months of year-over-year price increases - the longest run of housing price increases on record. Are we in a housing bubble that’s going to burst? To answer that question, we need to compare what’s happening now with the greatest housing crash in history.

Before the Tax Relief Act of 1997, it was harder to buy and sell a home because any capital gains had to be reinvested in a home or they were taxed. But the 1997 Act made it possible for a homebuyer to purchase a home, occupy it for as little as two years (out of five years of ownership as the principal residence,) then sell it – excluding up to $500,000 in capital gains for married couples and $250,000 for singles.

Miranda Construction has been hard at work through the cold weather to continue the foundation of our new home office. It is very exciting to see walls starting to form on the lot, and we are beyond delighted to share recent updates.  

 

Some highlights from this week are the stem walls seen above, as well as backfill and compaction of the building pad and front porch area. The electrician finished all of the below ground conduit systems, and the below grade sprinkler system is almost finished.

As we say goodbye to 2020, we would like to thank our clients, agents and staff for a wonderful year. 2020 was a tumultuous year for many. We were blessed at BHHS Parks and Weisberg, Realtors that we were able to assist our clients in selling and finding homes.

We are very excited to welcome 2021. We are especially looking forward to moving into our new headquarters on Herr Lane. Construction is moving forward, and we wanted to share an update.

This project would not be possible without the support and trust that our clients have placed in our family business.  Thank you to everyone that chose to work with us through the years.

The new building is starting to become more real every day. This week the structure is being laid as well as our drainage piping. The sprinkler sub system is starting, and our risers are installed.

  

Next week LG&E will be on site to determine where our power supply system will be placed, and installation will take place soon after. 

We have designed a building around the client and agent experience. We have learned and utilized new ways of conducting business in 2020, and the layout of the building will reflect those changes. We will be utilizing open office concepts paired with smaller meeting rooms and...

A Summer's Tale: Our Intern's Epic Stories

Happy Back – To – School Season! With summer quickly ending, we are saying goodbye to our Summer Interns. We have really enjoyed getting to know our interns this summer and truly appreciate their hard work and dedication.

Without further ado - Meet Madeline, Stuart, Anna and Mallorey!

Madeline

I began my very first internship with Berkshire Hathaway HomeServices Parks and Weisberg, Realtors® in the Marketing Department.  I have made flyers, postcards, and advertisements for agents, as well as worked together with major news organizations like the Voice-Tribune and the Courier-Journal. Throughout my summer internship, I have learned what real estate encompasses. I know the information I have gained and the connections I have made will greatly benefit me in the future. 

Madeline is heading back to school at Assumption High School as a senior this fall. We will miss having her in our Marketing Department.

 

Mallorey

This summer I primarily worked on specific organizational projects to create a more efficient workspace in the property management department. I organized files and cabinets to help streamline the process for our property managers. Most of my focus was on “catch up work” to help the staff feel more prepared for the rest of the year. I learned a lot about working in a corporate setting and how supporting each other in a company like this is essential....

December Briefing: Website Updates, Toys for Tots and More

Happy Holidays! December can sometimes be a slow time for real estate but at Berkshire Hathaway HomeServices Parks and Weisberg, Realtors® we are just getting started. Here are just some of the things we’ve been working on this month to better our services for YOU!

On Monday, we wrapped up our Toys for Tots charity campaign! We collected over 40 toys because of our 2017 Toys for Tots Charity Luncheon for staff! If you couldn’t donate during our Toy for Tots campaign, there’s still time! Visit the local Toys for Tots website to see how you can donate new and unwrapped toys to share the love this holiday season! 

Our 2017 Toys for Tots Charity Luncheon is only the beginning of our Merry Mondays this December! Every Monday we have fun and exciting holiday activities planned for the entire office. Monday, December 11th is our Ugly Sweater Day and Monday, December 18th is our Annual Cookie Exchange!

What exactly is appreciation? A quick search defines appreciation as the recognition and enjoyment of the good qualities of someone or something but this word is more than a simple definition. Showing appreciation for someone spreads positivity and joy, much of what we need right now. Dave Parks: Next President of GLAR

Earlier this year we announced that Dave Parks, our Broker / Owner, was selected by the members of the Greater Louisville Association of Realtors®, GLAR, to serve as the next President Elect. On September 14th, he was officially inducted as the President Elect of GLAR. This week we wanted to reflect on Dave’s journey to success through hard work, grit and dedication.  

Dave is a Louisville native and graduated from St. Xavier High School in 1980. After graduation, he attended The Ohio State University where he earned a Bachelor of Science in Business Administration. He graduated Magna Cum Laude with Distinction. He married his lovely wife Jenny in March of 1986; they are celebrating 31 years together this year. 

Dave also served in the Marines holding several positions including Operations Officer Recruiting Station from 1997-1998, Executive Officer Recruiting Station at The Ohio State University and Southern Ohio Market from 1998-1999, Officer Selection Officer at Ohio State University from 1999-2000 and Assistant for Officer Procurement in 2000-2001 for the 4th Marine Corps District. 

Dave has managed and led people at all levels throughout his 25+ year career. In addition to running a successful real estate company, he is also the Chairman of the Long Range Planning Committee for Big Spring Country Club, a member of The Louisville Building Industry Association and Business Network International...

Homearama 2017

Welcome back to our blog! Thank you to everyone who checked out and commented on our last post, Outdoor Projects to Increase Curb Appeal. We have some exciting news to share with you today, including a giveaway, so keep reading to see how you can enter!

That’s right, Homearama is back!

Our seasoned pros know all about Homearama and know exactly what to expect. If you haven’t gone to Homearama before, it’s an annual event revealing the latest trends in new construction, technology and interior design delivered by the Building Industry Association since 1968! These custom-built homes will be displayed fully-furnished, decorated and landscaped as well.

This year, Homearama will be taking place in Poplar Woods, a conservation subdivision located in Goshen, Kentucky. As a highly sought after neighborhood, Poplar Woods home prices range from $750,000 to $1.5 million dollars and the subdivision boasts 108 acres of protected open space. There will be nine homes featured this year from July 15th – July 30th! We’ve included a list of dates and times, with general admission costs, for you below! 

We’ve also put together a flipbook so you can preview each home! Our photos were taken prior to completion. We can’t wait to see the finished product.

Ball Homes of Louisville Partners with Parks & Weisberg, Realtors

We are happy to announce that in Louisville, Ball Homes is partnering with Prudential Parks and Weisberg to market our new homes.  Ball Homes and PPW have previously had the pleasure of working together in the Louisville area, and we are excited to renew that partnership. 

We look forward to being able to take advantage of the synergy and support a larger office offers in the Louisville area.  The same knowledgeable and experienced team of Ball Homes Specialists will continue to represent us, now in association with Parks and Weisberg. 

Ball Homes will continue to expand and build in the Louisville area, with several exciting opportunities opening up recently, and more to come in 2012.  In addition to our existing locations in Southeast and Northeast Louisville, Ball Homes are now available on selected homesites in Oakwood, and also in Notting Hill. 

Our Central Kentucky market will continue to be served by the Lexington and Georgetown Milestone offices, and our new Knoxville locations by J.
